People often underestimate the time custom home builders will take to build a home. There’s a lot of time-consuming house builders work that has to be done up front, before construction can start.
For example, you’ll need to provide construction-ready drawings to home builder in order to get your building permits. In some cases, local engineering will also be required. This takes months.
We’ll help you understand the steps involved in building your new home, and we’ll help you create a realistic timeline for your project.

Steps to building a home: from lot to foundation, to finishing touches.
While this isn’t an exhaustive list, it includes some of the major benchmarks in the typical new home construction and building process.
There’s plenty to choose from, and yours is out there. Once you find it, and own it, then (we) custom home builders can start with your custom home building process.
Pick your lot: Consider your home’s directional placement, paying close attention to the location, shopping, school, parks or the amount of sun exposure. Lastly, know that some lots may come with a premium, depending on size and location.
Re-grading for Foundation: During the soil re-grading process, based on your budget, you’ll decide whether you want to use a traditional T-Shaped, Slab-on-grade, Frost Protected, or high-grade Tella Firma Foundation. The Tella Firma foundation is an innovative, patented system that provides all of the benefits of a pier-and-beam or other suspended foundation system, yet it’s much more affordable in the long run. This system was created in an effort to prevent costly foundation damage, by withstanding the notorious volatility of active clay soil. It provides the structure for a foundation that can be trusted.
Pick your floor plan: Now it’s time to start personalizing your home. When selecting a floor plan, consider how you’ll be using your new spaces. If you love to entertain, then you may want to choose a floor plan with large, open living areas, or a plan with a large formal dining room. If you have a big family, then you may want to select a plan that gives you more rooms and extra storage.
Pick your elevation (exterior facade): Know the city codes when you pick the style of the outside of your house.
At this point, you’ll be meeting with your custom home builders designer or our showroom personnel. Although it’s early in the process, you’ll make choices now that reflect your lifestyle and personality. From counter-tops and colors to carpets and cabinets—this is where you’ll be able to give your home your personal touch.

Now that you have your plans in place, it’s time to watch your home take shape. While some stretches of the construction process may feel slow, other phases seem to happen in the blink of an eye. This is a normal part of the build process and is woven into the overall home timeline. While your home is being built, your sales associate or home builder representative will help you understand the phases of construction, including:
Site preparation: This is when we prepare your home’s lot for construction.
Laying the foundation: It’s just the start, but it’s the start of something great — your new home.
Framing your home: You can really see it take shape, now that the walls and roof have an outline.
Plumbing, electrical and HVAC: When visiting your homesite, you may see a lot of wires, pipes and ductwork. This is a natural part of the build process. The good news here? This is when things start to move fast.
Insulation, drywall and paint: Now your house really looks like a home. The walls are up and complete, and you can see it starting to come to life.
Cabinets, appliances, flooring and fixtures: The finishing touches are complete, and it’s almost time for you to move in.
During this process, you may be tempted to do your own walk-through, but it’s important to exercise safety first and stay clear of the construction site. There may be times when you’ll be asked to come view the home at various stages. It’s also important to attend your scheduled construction site meetings with the builder.
At this stage, everything is complete. Before you close on your brand-new home,
you’ll get what’s known as a “homeowner orientation.” This is your chance to get familiar with how your home works.
Please look for anything that may be amiss, and note it on the “punch-list.” Once that’s done, you’ll be ready to close.
All that’s left is to sign the paperwork, hand over your down payment, and get the keys.
